Layout Regularisation Scheme

Land, sub-divided into plots without permission from Competent Authority; without approval from Corporations, Municipalities and Urban Development Authorities and Metropolitan Development Authority as the case maybe.

Also includes, tentative layouts approved by Municipal Corporation/Municipalities/Urban Development Authorities/ and Metropolitan Development Authority where plots have been sold without Obtaining final layout approval

Gram Panchayat layouts (covered in UDA/Master Plan) without prior approval rom DirectorTown and Country Planning/Urban Development Authority / and Metropolitan Development Authority

  • Entitle the applicant to get building permission from the Competent Authority
  • Civic amenities like roads, water supply, drainage, streetlights will be provided
  • Brought into the fold of planned development of the Towns/Cities
  • No building permission granted
  • Treated as continuing offence with exemplary penalties
  • Land considered for Prohibitory Register of lands and no sale / disposal or transactions
  • No regular water supply and civic services like roads, drainage, streetlights
  • Enforcement action including demolition can be initiated

Building Regularisation Scheme

  • Building will get formal orders of regulation
  • Removes the uncertainty and threat of demolition
  • Can procure the Occupancy Certificate which is mandatory as per Municipal Laws
  • Treated as continuing offense and penalty as per law
  • Demolition shall be initiated by the local authority
  • No further building approvals shall be considered
  • Civic services access not regularised

Constructions after 1.1.1985 upto 28.11.2015

Cannot be regularised. Should be used for Parking only

Has to be in accordance with Zoning Regulations to be eligible

Yes, refunded after issue of proceedings

Yes possible, with 10% deduction towards verification charges

Whatever is not permitted as per sanctioned plan needs to be applied for regularisation. Penal charges for the extra balconies need to be computed.
